Director of Construction

Description:

The Director of Construction is responsible for overseeing all phases of industrial construction projects from the owner's perspective. This includes involvement from site selection and pre-construction planning through permitting, budgeting, and active construction management. The role ensures projects are delivered on time, within budget, and to the highest quality and safety standards. The Director will collaborate closely with internal teams, architects, engineers, contractors, and other key stakeholders.


Key Responsibilities

  • Lead and coordinate the permitting and construction of new flex industrial developments.
  • Manage consultants and contractors to align with company goals, budgets, and timelines.
  • Collaborate on project planning, including scheduling, budgeting, and milestone development.
  • Support land acquisition evaluations through due diligence review and viability reporting.
  • Supervise design professionals and consultants throughout planning and execution.
  • Assist with zoning and planning approvals.
  • Oversee cost estimating and engage necessary service providers during pre-construction.
  • Manage the full lifecycle of construction—from estimates and bidding to contracts and closeout.
  • Monitor and track project schedules and budgets.
  • Lead the contractor selection process via RFPs and provide recommendations.
  • Conduct regular site visits to monitor progress and quality.
  • Deliver weekly project updates to senior management and internal teams.
  • Support the design of site plans that align with the business strategy and product vision.
  • Collaborate with legal to oversee contracts, easements, and development agreements.
  • Stay informed on local market conditions, including labor and material trends.
  • Evaluate alternative design and construction methods to optimize project value.
  • Build and maintain productive relationships with public agencies and municipalities.
  • Identify and communicate potential project risks.
  • Act as the owner's representative with a strong on-site presence throughout construction.
  • Perform additional duties as required.


Qualifications

  • Bachelor's degree in Construction Management, Engineering, Architecture, or related field.
  • 5+ years of construction project management experience with proven project execution.
  • Solid understanding of the design, entitlement, and permitting process.
  • Strong organizational skills with attention to detail.
  • Excellent communication and interpersonal abilities.
  • Proficient in Microsoft Office Suite.
  • Capable of working independently and collaboratively.
  • High level of integrity, professionalism, and a commitment to excellence.
